Snellings Beach House is a very stylish property with comfortable furniture and Miele appliances in the well equipped kitchen. Stunning sea views are available from all living areas and bedrooms. The sound of waves breaking on the shore fills the house in the stillness of night. The house is two minutes walk from beautiful Snellings Beach in the Middle River area of the North Coast of Kangaroo Island.

The ground floor has an open plan living, dining and kitchen area along with two bedrooms and a bathroom. The living area (featuring a sea-gazing vestibule) opens out on to a north facing deck, also with fabulous views. A curved wall in the fully equipped kitchen has a bank of windows offering rural views of Constitution Hill at the rear of the property.
Upstairs are two large bedrooms, another bathroom with freestanding bath and separate shower and toilet and boasts a north facing balcony overlooking the white arc and rolling waves of Snelling Beach. The upstairs bedrooms each have a double bed. One bedroom has a DVD player/screen. Upstairs has its own reverse cycle air conditioning.
Downstairs, one bedroom has a queen size bed. The other has two single beds and a full size cot. The family room has Austar satelite system, DVD and CD player.
TELEPHONE COVERAGE: The property has a landline for all incoming and local outgoing phone calls. Mobile phone coverage is mostly available, but occasionally there is not coverage for mobile phones.
You will need your own vehicle (or hire car). Snellings Beach House is a 90 minute drive from the ferry arrival terminal at Penneshaw. Please take care on the roads, as some are unmade dirt roads and in places some can be rough, however a four-wheel vehicle is not essential.
The Island's biggest shopping area at Kingscote, is about 40 minutes drive away. A smaller town, Parndarna, is about 30 minutes drive away. North Coast attraction such as Western River Cove, Stokes Bay and Emu Bay are all within a short drive.
The South Coast, including Seal Bay, Kelly Hill Caves and other national parks, are just over an hour's drive.

If you go into Kingscote, the seafood at Ferguson’s as you enter town (Telegraph Road) is excellent and the seasoned chicken pieces at the butcher in the main street (Dauncey Street) are also excellent.
Last time we were on the island and we had dolphins swimming within metres of the shore on each of the three days before we left. There are kangaroos in the paddocks around the house in the morning and night and if you look on the front lawn after dark, you will find abundant wallabies.

I picked this location as we wanted a location facing north and also midway on the island as we had lots of exploring and day drives planned. We were a party of 7, comprising of 3 couples and a single, 5 of whom were Perth visitors who were keen to see as much of the island as possible. What a treat to arrive and see the beach just across the road, a welcoming and comfortable, large open area for lounging, dining and preparing meals. The kitchen is well designed with lots of counter space, power points, Miele appliances, and large pantry, as well as plenty of crockery and cutlery, (sometimes a problem in some holiday houses!) Two bedrooms on the lower level feed off in opposite directions from the living area, both with sea views. Our bed was comfortable and we slept well, and didn't hear any complaints from the rest of our party re the beds, so would say the beds are good. The house is well designed, and particularly noticed there were plenty of power points in every room making phone/iPad etc charging not an issue. A passageway off the kitchen leads to the downstairs large washroom, with toilet (of course)....great shower, plenty of towel rails, and pleased to see a hook on the back of the door for somewhere to hang a robe whilst showering (often there is nowhere to hang anything on other than the towel rail which is already busy!) and a sink/vanity cupboard with space for people's toiletry bags. Also on the bottom floor next to the washroom is a good sized laundry. The upstairs boasts two bedrooms, one with a little sitting area included and both have amazing views. There is a good sized washroom upstairs as well. The patio deck at the front was a pleasant and warm spot to sit, even though it was June, and we all enjoyed a drink and cheese platter and the odd lunch while taking in the amazing view. It was a good spot to sit and read too! The lounge was well supplied with lots of DVDs etc and books in abundance, some games etc, but really only had time to enjoy some reading and watch the news etc, but imagine with a family with young ones it would cater well to amuse everyone. All but two of our party had average mobile phone coverage, but the internet was very good and helped us keep in touch with our families and business interests. Much appreciated to have this. There is a landline if we needed a phone, but we didn't need to use it. The house is about 14 kms of reasonably good gravel/dirt road from the main bitumen road, so found it was easy to find, easy to travel here and there. Did not see a lot of kangaroos on the road to the house until the day we left, which was about 7 am, and then only saw 7 or 8, but we did make sure each day that we were not travelling at dusk or dawn, otherwise all the locals warned us that we would be sharing the roads with the furry marsupials! A treat was the koalas near the Middle River Bridge a short distance from the house. Took some great photos of several that were snoozing high up in the gum trees. Another treat was returning mid afternoon and seeing a large pod of dolphins surfing on the incoming tide on the beach, easily visible from the house. A quick run down to the beach enabled us to capture the moment on our cameras. They were there for well over an hour. Also saw a whale going past. One morning woke to see several kangaroos grazing behind the house and quite unperturbed by our activity. So we truly had a feast of wildlife activity all in all. What more can I say except I would highly recommend the location, the accommodation, the helpful owner who gave us advice and suggestions. Dat trips included Flinders Chase/ Admirals Arch/Remarkable Rocks/the Oyster Shack at American River/the Gin Place at Cygnet River/ and the Lavender /eucalyptus....honey places,....a winery or two....etc etc etc...so much to see and do We had 5 nights at Snelling Beach, but spent our first two days at Penneshaw when we first arrived as we arrived at night by ferry. Highly recommend Snelling Beach House.
